X Factors to Selling Your Home
What are the most important factors when selling your house?
X factors- Before you even start...come to the table with a positive attitude. Believe that you will have a positive outcome.
I recommend using the mantra: “a well suited buyer is connecting with [address of listing].”
Let go- Are you still emotionally attached to the home? Until you let go of it emotionally, the next owner won’t be able to connect to it. Practice releasing it as YOUR home. What and where are you going next? Focus on how good your next place will feel.
Time and time again, I find that these are the “x factors" to successfully selling your house.
With that said, here are a few other factors that will ensure a positive outcome:
1. Price- it is better to price your home slightly under market value, to procure multiple interested buyers. Over pricing a home will keep it on the market longer than it needs to be.
2. Presentation- Great pictures are JUST as important as pricing strategy. If your home is priced well, but looks like a dingy cave, it may not reflect how good of a house it is. When people see dark pictures, they instantly think: “yuck, dirty, smelly, etc.” When buyers are sifting through 50+ houses, they make snap judgments and move on.

3. Accessibility- is it EASY for agents to show your home? Do you have showing restrictions?
4. Negotiations- trying to find win-win solutions. The best deals are the ones where both parties feel happy about the outcome of the transaction.
